We close real estate investor loans.

Non-QM financing, investor only, never owner-occupied. We place your loan with the lender whose guidelines actually fit the deal, and we still buy, build, and hold our own portfolio.

What we offer

Every investor loan, in one place.

We are non-QM and investor-focused by design. No owner-occupied, no W-2 underwriting, no forcing your deal into a box it doesn't fit.

Have a rental in mind?

Run the DSCR before you call. Rent, taxes, insurance and the loan in, coverage ratio and a market rent check out.

Who we are

Built by an operator, not an originator.

Real estate investors are just different. Most lenders have never done a deal, and we said enough of that. With more than 1,000 real-world flips, rentals, and ground-up builds personally completed, we understand what it takes to compete and execute as an operator. Meet the founder.

LENDING INVESTING
This side: Lending

We place the loan.

Ridgeline is a mortgage brokerage. We don't lend our own capital. We hold the institutional knowledge of which lender's box actually fits your deal, and we route it there instead of shotgunning it across the market.

  • A vetted roster of non-QM and private lenders
  • Pre-screened before submission, so you don't burn an appraisal on a dead deal
  • Verified numbers only, never projected and never blended across a portfolio
That side: Investing

We still do the deals.

We actively invest in our own projects, build, and manage a portfolio. That's not a credential on a wall. It's why we know what a rehab budget really costs and what a closing timeline actually needs to be.

  • Active buy-and-hold, flip, and ground-up experience
  • We've been on the borrower side of every one of these products
  • Advice that accounts for your exit, not just your closing

How it works

Three steps. No application fee.

Tell us about the deal

Two minutes. The property, the basic numbers, and how you plan to exit. That's enough for us to know whether it's real.

We route it

We take it to the lender whose guidelines actually fit on collateral, occupancy, unit count, and location, rather than shopping it everywhere and burning your credibility.

You get real terms

Rate, points, leverage, and a closing timeline in writing. Typical targets: 15 days on fix-and-flip, 30–35 on DSCR, 45 on a portfolio.

Join our team

Your next closing shouldn't be your only paycheck.

We're adding loan officers, and we're looking for one particular person: the investor, flipper, or agent who already knows this business from the inside and is ready for the next phase of their career.

You already know the problem. The money in real estate is real, but it shows up in lumps. You close, you're flush, and then you spend the next four months waiting on the following deal while the bills keep their own schedule. Originating changes that math. You build a book of borrowers who come back, you grow income that arrives on a regular rhythm, and you keep doing your own deals on the side. We expect you to.

The system already runs

CRM, pipeline, document collection, and lender routing are built and working. You're not standing up infrastructure on your own dime. You're working files from day one.

AI that's actually integrated

Not a chatbot bolted on the side. It drafts the follow-up, chases the missing document, and keeps the file moving while you're on the phone with the next borrower.

Trained by operators

Taught by people who have personally completed more than 1,000 flips, rentals, and ground-up builds. You'll learn the guidelines, the lender roster, and how to structure a file that actually funds.

Keep buying your own deals

This isn't a job you quit investing for. Knowing the borrower's side makes you better at placing loans, and you'll see deal flow before most of the market does.

Questions

Frequently asked.

Do you lend your own money?
No. Ridgeline Capital Group is a mortgage brokerage. We originate and place loans with a roster of private and non-QM lenders on your behalf. That's deliberate. It means we can move your file to the lender that fits it instead of forcing it into one set of guidelines.
Do you finance primary residences?
No. Every loan we place is business-purpose and secured by non-owner-occupied investment property. If you're buying a home to live in, we're not the right shop.
Do I need tax returns or W-2 income?
Not on DSCR. Those loans qualify on the property's rental income against the payment. Bridge, fix-and-flip, and ground-up look primarily at your experience, credit, liquidity, and the project itself.
What credit score do I need?
It varies by lender and program. Many DSCR programs start around 640 to 660, and stronger scores buy better leverage and pricing. If you're below that, tell us anyway. The roster is wide enough that it's worth a conversation.
I'm making an offer this week. How do I get a pre-qualification letter?
Request one on our pre-qualification letter page. Tell us the property address, or the price range and area you're shopping. A loan officer reviews it and sends a short credit authorization to e-sign, and your letter usually arrives within one business day, ready to attach to your offers. If you already have a Ridgeline borrower portal, you can make your own letter there instantly. A pre-qualification is not a loan approval; final approval comes from the third-party lender after appraisal and underwriting.
Can I close in an LLC?
Yes, and most of our borrowers do. Nearly every file we place vests in an LLC or corporation rather than an individual. Bring the entity docs and we'll work from there.
How fast can you close?
Our working targets are 15 days on fix-and-flip, 30–35 days on DSCR, and 45 days on a portfolio. Actual timing depends on appraisal, title, and how quickly documents come back, which is most of what we spend our time managing.
What if my property is rural, or unusual collateral?
Tell us up front. Rural valuations, thin comps, small purchase prices, and unusual property types all have specific lender restrictions. We pre-screen those before a full submission so you don't pay for an appraisal on a deal that was never going to fund.
What does it cost to get a quote?
Nothing. There's no application fee to have us look at a scenario and come back with terms.
What do you need from me to start?
To start: the property address, what you're trying to do, and a rough sense of value and loan amount. To quote it accurately we'll also need purchase price or payoff, in-place rent, annual taxes and insurance, any renovation budget, and how many investment properties you've owned or sold in the last 36 months.

Let's look at the deal.

Two minutes to tell us what you're working on. No application fee, no credit pull to get a conversation started.
